Miami Real Estate FAQ
Straight answers about buying, selling and investing in Miami real estate, and about working with Global G Real Estate, a licensed Miami brokerage serving Miami-Dade and South Broward.
Buying a Home
If you need a loan, start by talking to a lender about pre-approval, which shows your budget and tells sellers your offer is backed by a lender review. Then we meet to discuss your needs, neighborhoods and timeline, set up property alerts and start touring homes.
Down payment requirements depend on the loan program and the lender, so ask the lenders you are comparing. Global G Real Estate is a brokerage and does not make loans.
The timeline from accepted offer to closing depends on financing, inspections, and any negotiation. Cash purchases are often faster because there is no lender process.
You don't have to, but you should. How your agent is paid is agreed in a written buyer agreement before you tour homes, and compensation is negotiable — we explain the options up front. We handle negotiations, inspections, paperwork, and protect your interests throughout the process.
Closing costs in Florida typically include lender fees, title insurance, appraisal, recording fees, and prepaid taxes/insurance. We'll give you a detailed estimate before you make an offer.
In most cases, yes, but check Florida's foreign-principal law (Fla. Stat. §§ 692.203–.204) first. A person domiciled in the People's Republic of China who is not a U.S. citizen or lawful permanent resident may not buy real property anywhere in Florida, apart from a narrow one-home exception. People domiciled in the other countries the statute lists may not buy on or within 10 miles of a military installation or critical infrastructure facility. The rules turn on domicile, and every buyer signs an affidavit at closing (§ 692.204(6)). See our guide to buying from abroad and talk to a Florida real estate attorney.

Selling Your Home
We prepare a Comparative Market Analysis (CMA): recent sales of similar properties nearby, homes currently competing with yours, and your home's condition and features. The CMA supports a list price; the market sets the final price.
Time on market depends on price, condition, location and current market conditions. Pricing in line with recent comparable sales and presenting the home well are the parts a seller controls.
It depends. We'll do a pre-listing walkthrough and recommend only the repairs that will increase your sale price more than they cost. Sometimes a fresh coat of paint and decluttering are all you need.
Commission is negotiable and is set out in a written listing agreement before we market your home. We explain the terms, including what marketing is included, during the listing consultation.
We advise on how to present your home, including what to keep, what to store and whether staging makes sense for your property, and we can refer you to staging providers.
Financing & Mortgage
No. Global G Real Estate is a real estate brokerage and does not make loans. You are free to choose any lender.
Credit requirements are set by each loan program and lender, and they change. Ask the lenders you are comparing for their current requirements before you apply.
Pre-qualification is an informal estimate of what you might afford. Pre-approval is a formal process where a lender verifies your income, assets, and credit — it carries much more weight with sellers. We always recommend pre-approval.
Some government-backed programs for eligible borrowers may not require a down payment. Eligibility depends on the program and the lender, so ask a licensed loan officer which programs fit your situation.
Investing in Miami
It depends on the property and your goals. Florida has no state personal income tax, and Miami-Dade has a deep market of condos and single-family homes. Returns depend on price, financing, association fees, insurance, property taxes and local rental rules, so we review each property on its own numbers.
We do not publish average returns. Rent, vacancy, association fees, insurance, property taxes and financing vary by building and neighborhood, so we help you build a property-by-property estimate from current listings and rental data.
It depends on your goals. Condos usually mean less exterior maintenance but come with association fees, rental rules and Florida's condo inspection and reserve requirements. Single-family homes give you more control, but you carry all upkeep. We help you weigh both for your timeline and budget.
Yes, but short-term rental rules vary by city, zoning district and condo association, and some buildings prohibit them. Before you buy, check the city's rules and the association documents; we help you find properties where your intended use is allowed.
A 1031 exchange can let an investor defer capital gains tax by reinvesting sale proceeds in like-kind real property under IRS rules and deadlines. A qualified intermediary and your tax adviser handle the exchange; we coordinate the purchase and sale timing.
